Our commission will be calculated dependent on the type of agency chosen by you:

 Sole Agency: 2% plus  VAT

McGlashans Property Services will be sole agents for a period agreed with you but the  Sole Agency agreement can   continue after this period until terminated by either party giving 21 days written notice. During the period of Sole Agency you must not instruct any other agent to sell the Property. After the period of Sole Agency, if you instruct another agent and thereby create a joint sole or multiple agency our fees will  change dependant on the new basis of instruction

You will be liable to pay remuneration to McGlashans Property Services in addition to any other costs or charges that may be agreed, if at any time contracts for the sale of the Property are exchanged with a buyer introduced by McGlashans Property Services during the period of our sole agency or with whom we had negotiations about the property during that period, or with a buyer introduced by another agent during that period.

  Joint Sole Agency: 2.5% plus VAT

McGlashans Property Services will be appointed as joint sole agents with another Agent appointed by you and agreed by McGlashans Property Services . The above Sole Agency terms will apply, but the commission will be divided between us and the other agent.

 Multiple Agency: 3% plus VAT

 McGlashans Property Services will be selling agents alongside  multiple other instructed agents,  and the agency may be terminated by either party giving fourteen days' written notice.

Commission will be payable to McGlashans Property Services if contracts for the sale of the Property are exchanged with a purchaser introduced by us during the period of our agency, or with whom we had negotiations regarding the Property during that period, regardless of whether another agent is also instructed. Fee payable on a “winner takes all “ basis.
