The summer of 2026 was a record-beating one, with a seemingly endless succession of heatwaves. And as people return to the city and the fresh academic year gets underway, the rhythm of renting in central London changes too and, typically, there’s more activity than during August.

More comfortable conditions: Whether you’re just viewing a property or actually moving in, doing so at this time of year is often more pleasant than at the height of summer. You can take the time to really look at the garden and outside of a place rather than simply feeling desperate to get out of the heat or freezing cold. Equally, moving itself becomes more comfortable and you won’t be battling a heatwave or icy conditions. Yet gardens and other outside areas still look great during the season, bathed in a golden autumnal light. Plus there are enough daylight hours to look at everything properly.
Settled for Christmas: If the festive season is important to you, move in autumn and you’ll be well and truly settled in your new home ahead of the festivities. You’ll be in a position to welcome people, put up a tree and decorations and generally enjoy the time of year.

Tips for a successful central London rent in the autumn
All in the timing: Ideally, aim to start your hunt for your central London rental three or four weeks before you want to move into your new home. Also, take time to consider your choices without the need to panic or feel under any pressure.
Evaluating a place at this time of year: Look for signs of damp, mould or poor ventilation in particular and test the heating and hot water, so that you don’t face issues as we move into winter. Ask about energy efficiency to help keep bills as low as possible.
Parking can be tight in central London: Work out where you will park and unload a removals van in case you do happen to move in a seasonal drizzle, and how much this might cost, if anything.
Visit the neighbourhood after dark: That way, you can check evening lighting and safety ahead of the winter.
Test your commute: Do a dry run during rush hour and be sure you’re happy during this after dark.
As at any time of year: Check you have references and deposit funds (which can obviously be quite hefty in central London) in place in good time for a prompt move. Finally, always read your tenancy agreement in full before you commit to anything.
