Our Residential Lettings Department specialises in residential lettings throughout the Central and Greater London areas. Our lettings team have a wide range of experience and extensive knowledge of the property market in London and are able to offer guidance on marketing and preparing your property for the Letting market to achieve the best possible yields on rental income.

We offer the following services to potential Landlords:

  • Letting Only Service
  • Introduction of Tenant(s) where Landlord’s manage their own properties.
  • Letting and Rent Collection Service
  • Introduction of Tenant(s) and collection of rent where Landlord’s manage their own properties.
  • Letting and Full Management Service
  • Introduction of Tenant(s) and full management of the property to include referencing potential Tenants, preparation of tenancy agreements, deposit protection, arrangement of Inventory check-in and check out, transfer of utilities and council tax, collection of rent, day to day management including arrangement and monitoring of general repairs, payment of all outgoings from rental income, periodic income/outgoing statements to Landlords, arrangement of statutory gas and electric certificates and EPCs.
  • Vacant Management Service
  • Full vacant management of the property to include collection of day to day management, including arrangement and monitoring of general repairs, payment of all outgoings periodic outgoing statements to Landlords, arrangement of statutory gas certificates (if required).

Our Block Management Department currently manages several residential buildings on behalf of the freeholders/resident’s association throughout the Central London areas. Our management team are able to offer a service which would include:

  • Preparing annual service charge budgets
  • Issue of service charge and ground rent demands
  • Management of a dedicated company bank account
  • Arranging annual financial reports and service charge accounts
  • Arranging suitable cover for building insurance, engineering insurance (if required), and Director’s Insurance
  • Attendance of meetings and AGMs
  • Arranging and monitoring mandatory health and safety inspections
  • Managing service contracts with contractors and suppliers and payments of the same
  • Monitoring the common areas of the building and arrangement of general repairs which may arise
  • Dealing with Lessee’s enquiries, Managing Agent’s Enquiries, and responding to communications from Lessees and/or their Tenants
  • Advising Freeholder/Lessees of any changes in existing legislation and introduction of new legislation, and implementing requirement in the legislation

We also offer a free bespoke interior design service for private home owners and Sandie Evans our interior designer will visit your home and give you her valuable advice on how to transform your own home. Our current project for Sandie is a fabulous beach house at Sandbanks so you don’t have to live in London to have our services.

We specialise in providing short term accommodation for Embassies and major corporations who require accommodation for their employees whilst they seek their permanent housing and wait for their furniture to be shipped.

We have been providing this service since the eighties and it has been very successful and enables our clients to settle into a home rather than spend months in a hotel room but we take away the responsibilities of having to transfer utilities and broadband accounts.

We offer a fully inclusive service so you can arrive with your suitcase and have everything provided, beds made up with crisp white linens, luxury white bath towels, flat screen TV’s with full Sky package and internet service with working direct dial telephone. Fully equipped kitchens, washer/dryer for personal laundry and a regular housekeeping service to change beds linens and towels.

Our friendly team are available to assist with a full concierge service. We assist clients with transport for moving from short term to long term housing.
