Beyond health and safety, with good block management, a building will comply with all applicable laws and regulations, for example fire safety.

  • Communicating and resolving disputes

A block manager will communicate maintenance and repair matters to building occupants, and should react promptly to any complaints or queries. Residents, understandably, need to feel their concerns are being heard and that these are being taken seriously.  

  • Insurance

Block managers also deal with insurance on behalf of a residential building’s freeholders or Residents’ Management Companies (RMCs). They source policies, take care of renewals and handle any claims, collecting the costs involved through service charges .

They make sure they procure an appropriate level of cover, and, again, that all insurance fully complies with relevant legal requirements.

With the right block management in place, residents enjoy a competent, efficient maintenance regime and the reassurance that where they live is safe. They have a central point of contact through which they can direct any issues, and should receive regular updates about anything affecting their building, with rapid response times to problems. The resulting sense of community should improve their overall quality of life.
